Capitol Lofts

Proposed – Sacramento, California

209013 Render B2 Capitol Lofts is a proposed mixed-use rehabilitation of an existing warehouse building located on historic R Street in Sacramento, California.

The project involves the adaptive re-use of an existing 91,000 sf, six-story reinforced concrete building. The building was originally designed to store Model T automobiles and will be converted to loft condominiums above restaurant and hotel functions on the ground floor.

Adjacent to the converted warehouse a new, six-level structured parking garage with lofts wrapping the R Street and 12th Street facades will be built. Penthouse townhomes are planned to sit atop the sixth floor of the garage. A boutique hotel will be located on the corner of 11th and R.

As architects, we formed a relationship with SMUD’s Research and Development team in partnership with NREL (National Renewable Energy Lab) to analyze the implementation of maximum sustainable and renewable technologies. The goal is to reduce energy consumption between 50%-80% while generating on-site energy in an effort to produce a zero energy project. The project will be monitored, documented and toured as an example and case study of sustainable design.
